• Pay the stamp duty about3-10% of the property value

• Registration is done at the land owning agency falling within the jurisdiction of the property. Two witnesses are required at the time of registration.

What Documents are Required for Land Registration?

Property registration documentsinclude the following:

• Aadhar card, PAN card, passport, driving license, or voter ID card of the buyer, seller, and witnesses

• Two passport-size photographs of each of the buyer, seller, and two witnesses

• A photocopy of the latest property registered card, and municipal tax bill

• Proofs of payment to the seller, payment of the stamp duty, and registration tax

• A photocopy of the non-objection certificate

• Finally, collect the dully registered document from the land owning agency after 2-7 days. You will be provided with land registration certificate. Get your property registered within four months from the date of execution of the transaction.

• Check whether there is a portal for the e-registration of land

• Pay the registration fee online

• Once you have received the receipt, visit the land owning agency to complete the registration process

• If the land value is more than 50, 00, 000, then you will have to pay 1% of the TDS for property registrationYou can pay TDS online

• While registering your property online, you will have to provide some documents, such as description of the property, type of the property, ownership status, personal details and proof of property

Checking the Minimum Tenure of Land If Taken on Lease

If the flat you are going to purchase is built on a land which is on lease, then go for lease verification for property purchase. Confirmwhether the flat owner has paid the lease rent. If the lease is about to expire shortly, then the lease rent may increase substantially. So, you must verify the terms of the lease before you buy the flat.
