Mutation Khatiyan

Mutation Khatiyan and land transfer is one of the most important documents of property vetting.It is also called “Namjari” and is important for two reasons:

• This document is prepared through a survey. If the property is inherited or transferred in-between two surveys, then it is mandatory that you mutate and replace the current owner’s name with the old owner in the Khatiyan. It is necessary for the payment of land tax.

• You should validate the following document of mutation from the AC land office:

• Mutation Khatiyan

• Duplicate Carbon Rashid

• Mutation proposal letter

Without these documents, the transfer of the ownership to another party is not possible.

Besides these documents, you must check NEC (No Encouragement Certificate), land rent receipt, updated rent receipt, and No Objection Certificate for property.According to the rules and regulations, one must pay an annual rent for each land. If any problems are associated with the property, it is not possible to pay this rent. So, make sure that your property is free from issues and can be vetted properly.
