How to Deposit Govt. Charges Online?

Follow the following steps to deposit govt. charges online for your seamless experience:

• Fill Your Property Details: Fill all the information related to your property—location, property type and particulars of transaction. Maintain accuracy and precision to have a smooth process.  

• Stamp Duty Calculation: Use built-in stamp duty calculator of the portal. Mention your transaction value to figure out the stamp duty charges.  

• Generate Challan: Once the stamp duty charges are displayed on the portal, it generates a challan. This document shows the stamp duty amount and any associated fees.  

• Select the Payment Method: Go for online fee payment method, such as debit card, credit card, UPI or net banking.  

• Complete the Transaction: Fill the necessary payment details and finalize the transaction. Once the payment is successful, a digital acknowledgement and receipt will be provided to you.  

• E-Stamp Certificate: : Once the payment is verified, the portal generates an e-stamp certificate. This certificate is a proof of your stamp duty payment at the time of property registration.  

• Complete the Transaction: Fill the necessary payment details and finalize the transaction. Once the payment is successful, a digital acknowledgement and receipt will be provided to you.  

How to Calculate Market Value of Land?

There are various methods to calculate the market value of land. Some of them include the following:

Guidance Value Method: This is a minimum value of land, calculated by the government. Under this method, the market value of land is calculated after reviewing the guidance value.  

Development Method: In this method, the price of the land is calculated after considering the scope of development of the area. This helps in making a better buying decision.  

Comparative Property Valuation: In this method, the value of the similar property in the same locality is calculated. There can be variations in the property price on the basis of direction, size, interiors and legal issues.  

Land and Building Method: Under this method, the value of land and building is calculated separately. Then, these two values are added to calculate the land value. Other factors are also considered.
