What Documents are Needed for Land Registration and Ownership Verification?

The land registration process is complex, but the results obtained have long-term effects. While getting your land registered, you must be cautious about your rights and the steps required for this process:

Documents: You must check the property ownership documents thoroughly to avoid any further missing items or errors. These documents include the following:

• Both parties should give identity proofs—a PAN card, Aadhar card, etc.

• They should provide their passport-sized photographs.

• Power of attorney if any

• Tax receipts or bills, copy

• Card copy of the property registers

• No objection certificate (NOC)

• A verified copy of the sale deed

• Certificate of completed construction/building plans

• Card copy of any latest property registers

• The receipt of stamp duty and registration fees cleared

Encumbrance: The land you are going to buy must be free from liabilities, such as water, electricity, tax, or other bills. These liabilities should be cleared and fastened to the documents required for land registration, because they work as evidence that the property does not have any mortgage or legal conflict.

Deed: A land deed contains all the terms and conditions of the property transfer. It provides the details of both seller and buyer with their contact information. This is another document for land registration.

Stamp Duty: The stamp duty is calculated on the total market value of the property. It must be cleared according to the required ratio for being the property owner on legal grounds.

What is the Process of Land Registration?

The land registration process is carried out in accordance with the following specified instructions:

• Calculate the value of the property according to the area circle rate

• Get a non-judicial stamp paper from a stamp vendor or online

• It should be typed or printed on stamp paper

• Both buyer and seller should prepare the required documents for land registration and go to the sub-registrar’s office along with one witness

• The stamp duty and registration fees must be cleared after the submission of the documents

• Finally, the verification of the documents will be done. Get a receipt from the office. You will be provided with the sale deed in 2-7 days.
